Roof Replacement Melbourne

Colorbond Roof Replacement

This is the first of three buildings in our Harkaway project just outside of Berwick called the Cottage for a Colorbond Roof Replacement Melbourne. Built in the 1980’s, there has been little to no maintenance provided since that time and the building’s have become weathered and outdated. Our job is to restore, update and improve the buildings facade.

As these properties lie in what is essentially a national park with well-established forest all around, it is not just another simple building renovation. After the Black Sunday bush fires, a new set of building regulations came into effect for properties deemed to be within bush fire prone areas. Classifications were set for different levels of risk referred to as BAL (Bush fire Attack Level) for each building deemed to be within bush fire prone land. Under each BAL level is a set of corresponding building regulations that governs what types of materials we can use and specific additional construction procedures we need to follow.

To complicate matters further there is a large valley that can funnel very strong wind gusts straight against the north-side of all buildings. So having mentioned these additional circumstances, we have to be vigilant to ensure we at all times comply with the building codes and that our workmanship is of the highest possible quality.

Fascia and Gutter Installation

All these buildings were originally architecturally designed so we wanted to ensure we kept with this theme as overall it looks great. Switching to a typical corrugated roof metal or even Klip-Loc style would have moved the aesthetics away from the intended design. After much consideration we simply decided to improve upon the existing style of roof sheet installed.

The product we decided upon is a architectural roof decking called “Straight Line”. It has a high-rib and perfectly flat pan giving it a modern feel. The fastening system we employed was complete overkill and will handle any prevailing wind gusts.

Other steps we took during the Colorbond Roof Replacement Melbourne include;

  • Replaced all rotten barge board, fascia board & rotten structural posts
  • Replaced the existing cladding with Hardie Plank
  • Sanded back, filled, primed and painted all external timber surfaces
  • Re-Caulked Windows
  • All new Lysaght Sheerline Guttering and down-pipes
  • All new Lysaght Novaline Fascia Cover
  • Installed CSR Bradford Anticon 55mm foil and blanket (roof sarking)

To finish this building we are simply wait upon delivery of new Colorbond Sectional Garage Doors and new hardwood timber doors, frames and toughened glass

We recently had the pleasure of working with Casey Roof Care who replaced our entire roof on our late Edwardian home. Adam and his team were extremely efficient and professional, installing our new colour bond roof with the highest levels of workmanship. We are thrilled with the result and would highly recommend Adam and the Casey Roof Care team to you if you are considering the restoration or replacement of your roof

Adam and Dylan did a great job on our new roof and guttering. They were punctual, friendly and hardworking. They kept us in the loop at all stages, and the project came in on time and budget. Our old roof was a bit more challenging than most – their experience and knowledge shone through from the start in overcoming some of our problems. I have no hesitation recommending them as they provided good value for money and I’m really satisfied with our new roof.

Several years ago, our family moved into our house in Berwick (which was four years old at the time). The whole time we had experienced issues with poor quality brittle tiles which constantly allowed water into the ceiling. Fast forward to a month ago and we decided enough is enough – the roof must go.
We have always wanted a Colorbond roof so we set about finding a company with a good reputation and proven experience in this field. My wife and I must have researched at least a dozen different companies on the Internet. In the end we chose Casey Roof Care as they have demonstrated experience in this conversion work, they are local to where we live. Being a small team we knew they would care and reputation would be important.
Adam provided a very reasonable quote to replace the roof, guttering and down pipes with Colorbond. Adam proved to be very knowledgable in providing advice and information on how the process worked. We knew we had found the man for the job.
The work took Adams team about 2.5 weeks to complete. The process was completely stress free from our point of view. The first step involves erecting scaffolding around the house and removing the existing gutters and down pipes (we decided to do this as the originals were too worn and would not match). Adams team then replace the roof in sections by removing tiles, install reinforcing metal batons (required for these conversions), insulation and finally the Colorbond roof. In the event any roof is exposed to the elements overnight, a tarpaulin is used to ensure no water gets in. As each bin is filled with the tiles they are removed from the site.
Under the Colorbond roofing, Adams team installed CSR 60mm Anticon insulation (including an outer foil layer to prevent condensation). The product does a great job at keeping the heat in (we noticed the difference immediately) but it also cuts down some of the outside noise.
The job obviously creates a mess around the property – that’s the nature of this type of work. I must say Adams team did a great job not only of completely cleaning up afterwards, they also run a metal detector over the lawn for extra piece of mind. We have never found even a single scenic of debris around the property.
At the end of the job it was clear how much pride Adam had in the work his team completed. What really strikes you about Adam is his honesty and genuine interest in putting his customers first. He always made himself available to answer questions during the quotation process and even visited the house multiple times to discuss the work in person. An added bonus was Adam advising us on unrelated issues including the insufficient ceiling insulation that was pre-existing in the roof.
Overall Casey Roof Care performed a very professional job at a competitive price using only quality products. We strongly recommend them as a trustworthy company to engage. This has been one of the best experiences we have had with any trades people and we get to reap the benefits for years to come. We love the work they have done – it looks great and we LOVE the sound the rain makes too :>).
